Three pages, untouched since 2018
Home, Contact Us and Testimonials. That is the entire site. The footer still reads © 2018 and it runs on GoDaddy’s legacy GoCentral builder.
“Reconstruction” appears nowhere
The page title reads Lakeside247 — Water Damage, Mold Remediation. The description lists water, mold and fire. The one advantage Dry Rite can’t match is absent from the site.
The main heading sells nothing
Your H1 is “Building Trust with Quality Work.” No service, no city, no mold. It is the single heading search engines weight most heavily, and it is doing no work.
Nothing for AI to read
Zero schema markup and no canonical tags on any page. When someone asks an assistant who handles mold in Lake County, there is nothing structured for it to draw on.
An 800 number, no local signal
(800) 866-7395 is the only number shown. The Groveland address appears once, on the contact page. Nothing on the site tells Google you are a Lake County business.
The form can’t qualify anyone
It asks for name, email and phone — on a page that invites visitors to “tell us more about your project.” No county, no property type, no urgency. Your team calls back blind.

You mentioned being comfortable around $1,000 a month and able to stretch to roughly $1,300. The ramp is built around that: $1,250 a month for the first five months — covering the build, then SEO, AEO and managed ads — reaching $1,850 only in month six, after the pipeline is producing. Media spend is separate and you set it; the competitors you named spend around $5,000 a month, and we would rather prove the economics on your numbers first. Pricing in USD, excluding applicable taxes. Third-party costs — software, domains, licences — are billed separately.

What goes out, what comes back, and when the line crosses zero. The fee steps up in month six, after the pipeline is already producing.
The fee schedule, media schedule and project ramp are what we are proposing, not a guarantee. Gross profit uses your own figures: $11,000 average remediation at 50% margin and, on the “with reconstruction” view, 40% of jobs carrying through to a $30,000 rebuild at 20% margin. Revenue is what you invoice; gross profit is what is left after job costs and before overhead.
What you're not locked into

Month to month
Stage 2 continues month to month. No annual contract, no multi-year term, and you can switch between options as results come in.
30 days' notice
Either party can cancel with 30 days' written notice. Services continue through the notice period; the current cycle is non-refundable.
You own the website
On full payment, the site, content, creative and on-site optimization are yours outright, hosting included for year one. Accounts created in your name — including the CRM and every lead record in it — stay your property.
You control the media budget
Ad spend is paid directly to Google and Meta, never through us, and you can raise, lower or pause it at any time. The first 30 days of ad management are at no charge.
Monthly reporting
A monthly report covering rankings, traffic, AI visibility, campaign performance and lead volume by county. No black box.
A realistic commitment
Three months minimum recommended for ad management, and more than 90 days before SEO and AEO show meaningful movement. The curve you just looked at is the honest shape of it.
Monthly services are billed in advance, payment due within 7 days of invoice. A “lead” means a unique contact who submits an inquiry through a managed form, call tracking number or booking flow — duplicates, spam and existing clients excluded.
